West Wing Corporation is providing comprehensive real estate development, project planning, and construction management services for Otafuku Foods’ new manufacturing facility in Totowa, New Jersey.

The project began well before design and construction. West Wing identified and sourced an off-market industrial property that offered the location, building characteristics, and long-term expansion potential required for Otafuku’s continued growth in the U.S. market. West Wing subsequently supported the client throughout the property evaluation, due diligence, acquisition, and development planning process.

A Unique Off-Market Acquisition Strategy

A distinctive aspect of the transaction was the existing tenant occupancy at the time of acquisition. Rather than requiring the existing tenant to completely vacate the property, the acquisition was structured to allow the tenant to reduce its occupied premises to approximately half of its previous space and continue leasing a portion of the building.

This approach enabled Otafuku to acquire the property and move forward with the development of its new manufacturing operation while maintaining rental income from the remaining tenant-occupied portion of the building.

The strategy demonstrates West Wing’s approach to industrial real estate development—looking beyond the physical property itself to create acquisition and occupancy structures that support both the client’s immediate operational requirements and its long-term business objectives.

From Acquisition to Manufacturing Facility

Following the acquisition, West Wing has been coordinating the transformation of the existing industrial property into a modern food manufacturing facility integrating production areas, refrigerated and frozen storage, warehousing, utility infrastructure, administrative functions, and logistics operations.

Working closely with Otafuku’s U.S. and Japan teams, West Wing coordinates architectural, structural, civil, MEP, construction, and production-related requirements, bridging the client’s manufacturing standards with U.S. design, construction, and regulatory practices.

A key element of the development is phased expansion planning. Phase 1 is being planned not only around current production requirements but also to establish a clear path toward future Phase 2 expansion while minimizing disruption to ongoing manufacturing operations.
