Creating a New Mixed-Use Destination for Matteson / Progress Project.
We are advancing the development of a major mixed-use project in the Village of Matteson, Illinois, designed to bring together residential, retail, dining, grocery, healthcare and most importantly creating community-oriented commercial uses within one integrated development.
Working in coordination with the Village of Matteson, BOSC’s vision is to transform the development site into a vibrant, economically sustainable destination that serves both the surrounding community and the broader Chicago Southland market.
The current development concept includes approximately 200 multifamily residential units, together with a complementary mix of commercial uses including:
- Freestanding restaurant and food-service opportunities
- Retail businesses and neighborhood services
- Grocery market
- Medical and healthcare facilities
- Additional community-oriented commercial uses
Rather than developing these components as independent projects, BOSC is approaching Matteson as an integrated mixed-use community where residents can live close to everyday shopping, dining, healthcare and services.
Development with a Long-Term Vision
The project represents BOSC's expanded approach to commercial real estate development—identifying opportunities where land, community needs, municipal objectives and private investment can be brought together to create long-term value.
BOSC is coordinating the development process from the earliest stages, including land acquisition, municipal discussions, development planning, site programming, entitlement, prospective tenant relationships, design coordination, financing strategy, value engineering of the construction cost and future construction management.
The objective is not simply to construct buildings, but to create a development environment capable of attracting quality businesses, healthcare providers, restaurants, retailers and residents while strengthening the surrounding community.

Matteson offers an established residential and commercial base within Chicago's Southland and access to the greater Chicago metropolitan market.
The planned combination of residential density with grocery, restaurant, retail and medical uses is intended to generate activity throughout the day while creating complementary demand among the project's individual components.
