Design/Build Development for office building in Newport Beach.

Project Background

Project detail:

We launched development plans for three-story office building in the City of Newport Beach Orange County. They bought six old neighboring dwellings and integrated the different land use classifications. An application for zoning change from residential use to commercial/ office building purposes was submitted and the approval has been received. 

It happened during change municipality from County to the City of Newport Beach.

Execution Approach

Challenges – Land Use and Height Restrictions.

The project area is located near John Wayne Airport and requires compliance with aeronautical environmental regulations and building height regulations. Although any new building in this area has a height limit of two stories, we successfully completed the construction of the three-story office building on the area because the building was built after excavation about three feet below the original ground level. We design concrete tilt up structure building shell, and it needs to have detail schedule coordination for crane operation because aeronautical restriction use. We lifted all wall panels between 2:30 am to

5:30 am and complete all exterior wall work during construction.

Outcome & Results

Site Selection:

During site selection, we negotiated individual purchases of six (6) dwellings within a predetermined period of time. During the purchase negotiation process, we simultaneously proceed with not only the business planning for development of this office building project but also related architectural design & value engineering.

Immediately after purchase of all these six (6) dwellings, both application for land reclamation permits and zoning change were submitted and the approvals have been received. We then commenced the construction work of the project to property management.
