DETAILS

We have done the office improvement for a new building which JTB International purchased (2 stories, 26,000 SF). We completed this project in four months, as requested by the client. We have worked on design, plan check, to construction. We also helped the client's moving process, which was from downtown Los Angeles to the new office in Torrance. Even with a short time to complete this project, we minimized any difficulties on the client’s daily business. 
We have cooperated with the project team including the client and subcontractors in order to complete this project on time.

CHALLENGES

1. Managing Schedule
Permit was granted from the city on May 17th, 2004, and construction has started the next day. In order to meet a two-month schedule, we worked double shifts every day and weekend to finish this project. 
Also, company workers managed and cleaned up the site in order to create a better work environment for subcontractors.

2. Inspection
In this short period of time, we received correction requests from the City of Torrance inspectors, and it was challenging to keep up with the original schedule; however, we used our network fully and efficiently to comply with the inspectors’ requests as fast as possible. Therefore, we managed to complete this project on time and without any problems.
